Conley Home - Garden Room -- At the rear of the house, tear down the existing 8' x 18'3" deck, and build in its place a Code Compliant four season porch addition (147 sq. ft.), which will be used as a Garden Room. The addition will be built on a cement block foundation and will attach to the house on the L-Shaped 8' East Wall and the 18'3" North Wall. Also, the 8" East Wall will be opened and a 48" x 80" Patio Door will be centered on the East Wall to provide access from the house's Family Room to the Garden Room. Energy efficient, double hung, evenly spaced 30" x 60" Windows will be installed on both the 18'3" South Wall (5 Windows) Driveway side, and also on the 8' West Wall (2 Windows) Backyard side, thereby providing abundant natural light to the Garden Room. A Hip style roof following the existing roof line will be built and covered with matching Shingles. The ceiling style will be flat and covered with white bead board paneling. Electrical light fixtures, boxes, outlets and a low-profile Fan-delier will be installed. Interior Walls will be 9' high. Interior Wall coverings include barnyard-style paneling on the upper walls and stacked stone on the lower half. The floor will be covered with wood look exterior floor tiles. A Mini-Split AC/Heating Unit will be installed for climate control. Exterior Wall coverings include fire retardant siding on the upper walls and stacked stones on the lower walls and cement block foundation. Install white trim on the ceiling, windows, and door. Install two (2) rustic decorative ceiling beams, with a North - South Orientation, one each centered on either side of the Fan-delier. Install a Water Faucet on the West Wall.

Conley Home - Rear Deck Enclosure to Four-Season Porch -- In accord with the applicable City of Atlanta Office of Building Codes, construct a one-level, 8’ x 18.3’, 146.4 sq. ft. Enclosed Four-Season Porch on the existing 8’ x 18.3’ rectangular deck which is attached to two walls (East & North) at the rear of the house with the remaining two sides (West & South) open and secured with railings. The deck was built in 2018, Permit #BB-20180540. The scope of this project more specifically includes: • Preserve as permitted and reinforce the deck foundation and deck floor for the added load; • Build, flash, and insulate the two new load bearing walls and the existing house walls as required; • Build, flash, and insulate a Hip Roof following the existing roofline and cover with matching shingles and add gutters as needed; • Install a flat ceiling; • Install energy efficient 34”x60” double hung windows on the new walls; • Open the 8’ East wall connection to the house’s family room and install a 48”x 80” Double French Door centered on the wall; • Install electrical boxes, wiring, light fixtures, a low-profile enclosed ceiling fan, and a ductless Mini-Split HVAC Unit; • Install interior finishing including white Bead Board and trim for the ceiling plus two centered decorative rustic beams; and ledger stone to match the existing at the top half of the walls and rustic wood at the bottom half; • Install exterior finishing including fire resistant paneling and matching stone accents.
