BRASIL- NEW (RES) -- New Construction: Demolition of approximately 1,740 sq. ft. of existing crawlspace foundation and porch (REF DEMO PERMIT BB-202601955) Construction of a new three-level, two-family residential duplex consisting of Unit 1088 A and Unit 1088 B. The building footprint is 57.8 ft. x 34 ft. with a total area of 5,880 gross sq. ft.. This includes 3,336 total conditioned sq. ft. (1,668 sq. ft. per unit), 566 sq. ft. of garage area, and 122 sq. ft. of balcony/patio area.

The structure is Type V-B wood frame construction featuring 2x6 exterior SYP wood studs and a 2-hour fire-resistant wall assembly separating the two units. The foundation is a mixed system of reinforced concrete slab-on-grade for the garage areas and a crawlspace with CMU perimeter walls and piers for the living areas. All exterior windows and doors will utilize tempered, Low-E glazing. Site work includes the retention of the existing driveway and rear parking with the addition of 80 sq. ft. of new driveway area and 30 LF of new privacy fencing.
