Remodel and Addition of Covered Walway
Interior remodel and limited exterior renovation of the existing one-story, 1,284 SF wood-frame building at 1120 S. Henderson Street for use as a medical office. Building permit PB26-10941; canopy permit PB26-11253.
Exterior scope: Pressure wash and seal the existing stone veneer, which is retained in full with no stone removed. Remove the existing sloped glazing at the courtyard entrance and construct a vertical wall in the same location finished in vertical standing seam metal siding, with new fiber cement horizontal siding at adjacent wall areas painted to match the existing 1116 S. Henderson building. Install new clear vision glazing at the entrance and west elevation and a new full-glass-lite entrance door. Remove the existing wood pergola in the courtyard and install an aluminum walkway canopy with support columns aligned to the existing stone columns, with shielded LED strip lighting concealed in the canopy fascia. Extend the west wall approximately 3'-0" above the roof line to create a parapet screening the replacement condensing unit. Replace roofing, install new scuppers, downspouts, and cap flashing. Replace deteriorated walks with accessible walks, ramp, and stoops, and renovate the adjacent planting beds.
The building sits behind the existing parking lot and mature tree canopy. The primary entrance faces the interior courtyard, not the right-of-way. The Henderson-facing elevation is unaltered stone veneer, and the entrance, courtyard, and roof-mounted condensing unit are not visible from South Henderson Street.
Interior scope: Full demolition of existing partitions, ceilings, finishes, and casework. New partitions, finishes, millwork, doors, lighting, and power for lobby, waiting, intake, offices, labs, and an accessible restroom. New HVAC system. Accessibility work registered separately with TDLR.
Not included: the existing asphalt parking lot, drives, curb cuts, the adjacent building at 1116 S. Henderson Street, and signage.
