The additional demolition performed was required due to unforeseen water intrusion and material deterioration discovered during construction, which necessitated removal of affected building components to ensure safety and code compliance. 1124 Metropolitan Parkway (RES) -- Complete construction of an approximately 1,100-square-foot, one-story single-family residence on an existing crawlspace foundation in accordance with submitted plans and City of Atlanta building code requirements.
The structure is currently substantially complete through the dried-in and rough-in stages, including framing, roof and roofing, exterior sheathing/house wrap, siding, windows, exterior trim and paint, rear deck, and rough-in plumbing, electrical, and HVAC systems.
Remaining work includes:
? Complete framing corrections, blocking, firestopping, and other inspection-related items
? Complete remaining rough-in corrections, testing, and required inspections for plumbing, electrical, and HVAC systems
? Install insulation following approved rough inspections
? Install and finish drywall, including interior wall and ceiling finishes and painting
? Install interior doors, trim, baseboards, and finish carpentry
? Install kitchen cabinets, countertops, and related finishes
? Complete bathroom finishes, including fixtures, vanities, toilets, and tub/shower installations
? Install finished flooring throughout the residence
? Complete MEP trim-out, including electrical devices and fixtures, plumbing fixtures, and HVAC registers/thermostats and final connections
? Install required life-safety devices, including smoke and carbon monoxide alarms
? Complete remaining exterior punch-list and code-required corrections
? Perform final testing, inspections, and punch-list completion required for Certificate of Occupancy
No additional major structural demolition is included in this scope.
This permit is for completion of the existing approximately 1,100-square-foot residence from its current dried-in/rough-in condition through final approval and issuance of a Certificate of Occupancy.
