Property Maintenance -- Dear Enforcement Officer, I am writing to formally request an immediate inspection and enforcement action regarding a severe, ongoing biological hazard and maintenance failure at my apartment building. Management has been repeatedly notified in writing but has failed to remediate the situation. Please see the property and violation details below: Property Name: Marq on Ponce - Building #1 Property Address: 144 Ponce De Leon Ave NE, Atlanta, GA 30308 Specific Location of Violation: Building #1, 6th Floor Hallway (Common Area) and directly outside my Apartment Unit. Violations Observed: Accumulated Biological Waste: Severe, persistent pet urine saturation throughout the common area carpeting. The landlord explicitly acknowledged to me that waste residue has soaked through to the underliner padding, creating a constant, pungent ammonia odor and a breeding ground for bacteria. Imminent Health Hazard: Fresh urine spots have now formulated directly in front of my apartment doorway, forcing me to walk through raw biological hazards to enter or exit my home. Evidence: I have maintained a detailed log of notices and visual evidence. Video documentation of the past and current hallway conditions are available upon request. These conditions constitute an active breach of the Georgia Safe at Home Act (O.C.G.A. ยง 44-7-13) and violate the Atlanta Housing Code standards regarding interior sanitation and common-area trash accumulation The landlord was given formal statutory notices on April 7, 2026, July 1, 2026, and August 13, 2026, and subsequently promised carpet removal to allow proper floor sanitization. It has been over a month since that timeline passed; no action has been taken, and the health hazards are actively expanding. I request that an inspector be dispatched to evaluate these local health and housing code violations immediately. I am available to provide building access to the 6th floor if needed. Thank you for your prompt assistance in protecting tenant health and safety.
