1872 Beecher RD Pavement -- 1. Demolition & Right-of-Way Preparation
- Apron Separation: Concrete saw-cut a clean, vertical separation line between the existing driveway and the city street apron at the right-of-way boundary.
- Hardscape Removal: Demolish and haul away existing asphalt parking pad in the front yard, concrete/asphalt walkway from Apt A porch to street mailbox, and front walkway connecting the two units.
- Driveway Demolition: Demolish and remove existing concrete/asphalt driveway extending from the apron line to past the detached garage.
- Sub-surface Clearing: Grind down all tree stumps and root networks located beneath the removed driveway footprint using a stump grinder and skid steer loader; haul off excess organic debris.
2. Grading & Underground Drainage
- Site Regrading: Re-grade the front yard to establish positive slope and drainage, routing surface runoff safely away from the main building foundation.
- Stormwater Management: Trench and route downspout discharge piping underground to direct roof runoff clear of all structural foundations.
3. Concrete Framing & Site Layout
- Walkways: Set formwork for the new walkway running from the street mailbox to the front of the main structure and wrapping around to the Apt A porch.
- Parking Pads: Set formwork for the front parking pad adjacent to the main building and a rear parking pad extension directly behind the detached garage.
- Driveway: Set formwork for the primary driveway from the street apron past the detached garage, framing a clean tie-in connection to the garage entrance.
4. Material & Pour Specifications
- Mix Design: 3,500 PSI concrete mix.
- Additives & Reinforcement: Air-entrained concrete mixture reinforced with integrated fiberglass mesh.
- Placement & Finishing: Pour, consolidate, screed, and broom-finish all framed walkways, driveways, and parking pads to municipal slope and drainage requirements.
