This project consists of a two-story, ground-up core and shell lease space for a proposed restaurant tenant, with approximately 5,000 SF of interior conditioned space and 2,500 SF of exterior covered and uncovered patio / terrace space. It is located on the site of an existing surface parking lot owned by TCU, at the northwest corner of W. Berry St. and Cockrell Ave. and will be completed as part of the larger Morado on Berry development currently under construction. The parking for this project will be provided at the adjacent newly constructed structured parking facility across Cockrell Ave.. Cockrell Ave. has been vacated as part of that project, but will remain as a private access drive. This is an integral component to the overall success of TCU’s transformation of the Berry Street corridor to become a vibrant mixed-use district that enhances the overall campus and regional experience.
