The applicant, 5050 Azle Ave Storage LLC, requests a rezoning of approximately 10.9 acres located at 36665 Marine Creek Parkway, Fort Worth, TX 76106 (Lot 1, Block 1, Azora Ranch) from "E" Neighborhood Commercial to "K" Heavy Industrial to allow for the development of a self-storage / mini-warehouse facility. The proposed development will consist of a mix of climate-controlled indoor storage units and traditional drive-up outdoor units, designed to serve both the residential and commercial storage needs of the surrounding community.
Reason for Rezoning:
The property is currently zoned "E" Neighborhood Commercial, which does not permit self-storage or mini-warehouse uses.
The applicant has consulted with the City's Development Services Department (PDC-26-0094) and has been advised that "K" Heavy Industrial zoning would allow mini-warehouse/self-storage by right. The requested rezoning to "K" is the appropriate and most direct path to accommodate the proposed use.
Compatibility with Surrounding Land Uses:
The surrounding area contains a mix of commercial and residential land uses. A self-storage facility is a low-intensity, low-traffic use that generates minimal noise, odor, or other nuisances. The facility will be screened and landscaped in accordance with applicable City standards, providing an attractive, well-managed facility compatible with adjacent properties. The project will comply with all applicable bufferyard, landscaping, urban forestry, lighting, and signage requirements as set forth in the Fort Worth Zoning Ordinance.
Consistency with the City's Comprehensive Plan:
The applicant has reviewed the City's adopted Comprehensive Plan and Future Land Use Map for this location. Self-storage facilities provide an essential community service by meeting the storage demands of nearby residents and businesses.
The proposed use will bring economic investment and development to the site, which is currently vacant and undeveloped.
The applicant has contacted the District 7 City Council Member and nearby neighborhood organizations and property owners to discuss the proposal and address any concerns prior to submission of this application.
Community Support and Site Considerations:
The proposed self-storage facility is one of the best-suited uses for this property given its location across from an elementary school. Self-storage generates a very low traffic count compared to other commercial or industrial uses, minimizing impact on school traffic patterns and pedestrian safety in the area. The facility will be a Class A development with controlled access hours — no tenant access before 6:00 AM or after 10:00 PM — further reducing any potential nuisance or safety concerns for neighboring residents and the nearby school.
The applicant has engaged all four nearby neighborhood associations. Three of the four associations have granted formal approval of the proposal. The fourth association did not issue a denial; they indicated they were unable to confirm approval at this time. The project therefore has strong local community support.
Broader Development Vision:
The applicant's broader vision for the overall property includes bringing retail uses and potentially a fuel/convenience station to the remaining corners of the site. The intent is to fully develop the property into an attractive mixed-use corridor that serves the needs of the surrounding community and enhances the overall character of the area.
