MORNINGBROOKE 108/A DECK ADDITION-
Remove the existing deck entirely. Dig and Pour 5 new concrete support piers. Form and pour 3'x4'cpncrete slab at the bottom of the stairs. Frame new 12'x23' deck with pressure treated 2x10 framing 16" on center. Bolt ledger to house per code. Install simpson metal joist hangers. Install pressure treated 6x6 support post anchored to the new concrete piers. Install diagonal bracing at the connection of the support post and deck frame. Fabricate and install new stair system approximately 42"x48" wide. Install stair risers per code. install premium pressure treated decking at the deck surface and stair treads. all decking and treads will be screwed down rather than nailed. Fabricated and install handrail system. The handrail system will be constructed with pressure treated 4x4 post bolted to the frame, pressure treated 2x4 subrails pressure treated 2x6 top plate and round black metal balusters with decorative trims. Properly flash and lace in hardi siding as needed at the deck attachment to the house.
