Replatting the existing property to combine two platted lots into a single lot (no new
right-of-way dedications or access changes proposed).
? Construction of a new two-story duplex structure, with each unit designed for
long-term residential use.
? The conceptual layout includes building footprints, setbacks, and massing consistent
with surrounding residential development.
? On-site parking will be provided in compliance with UR parking requirements.
? Pedestrian access, landscaping, and open space areas are shown conceptually and
will be refined in later design phases.
? The project will include utility connections to existing public water, sewer, and power
infrastructure.
? Exterior materials, elevations, and façade articulation will be designed to meet UR
façade and urban design standards and will be further developed following staff
feedback.
