Existing Roof:
? 18–20-year-old roof
? 2" of ISO and ½ wood fiber loose laid over 3/4" tongue and groove deck
? 60 Mil EPDM black unreinforced rubber membrane loose laid
? Heavy river rock ballast
? Drainage: 2 large scupper drains at each end of the building (No internal drainage or
roof drains)
? Multiple condensing units on the roof (they do not penetrate the roof and are
supported by treated wood blocking)
Scope of Work,
? Remove all heavy river rock and properly dispose.
? Remove the EPDM membrane and existing 2" ISO and 1/2" wood fiber coverboard
and properly dispose of materials.
? Install 2 layers of 2.2" ISO R-25 using low rise foam adhesive.
? Install new 1/2" plywood on the inside of parapet wall.
? Install 60 Mil TPO fully adhered roof system including wall flashings to the top of
parapets and terminate. Note: the wall flashing will not extend to the face of the
building and will not be exposed to view or change the architectural features of the
building.
? TPO clad metal scuppers will be integrated into the roof system and terminate into
the EXISTING copper collector boxes. Note: the scuppers will not be seen inside
the existing copper collector boxes.
? Walk pad protection will be installed and provided under new treated wood blocking
at all condensers.
? Provide the owner with a 20-year No Dollar Limit Warranty from the manufacture for
watertightness and craftsmanship.
