The project converts an existing one-story industrial building into a parking structure with electric vehicle charging. The existing building shell is retained, all parking is located within the building envelope, no floor area is added, and the building footprint is unchanged.
Existing Conditions
The site is a 21,495 square foot parcel improved with a one-story brick, masonry and metal building of approximately 10,133 square feet, constructed in 1966, together with an existing asphalt parking area. An existing stone retaining wall runs along the Angier Avenue frontage, and the finished floor sits approximately four feet above street level.
Exterior Demolition
? Removal of the existing chain link fence and posts along the western property line.
? Demolition of the existing stone fence columns along the Angier Avenue frontage.
The existing concrete wall along the western property line is to be retained. Sheet C-201 will be revised accordingly.
Exterior Additions and Site Work
? A new utility transformer (480/277V, three-phase, four-wire) and a new main switchboard (MSB-1, NEMA 3R, 2000A), serving electric vehicle charging equipment within the building.
? A new six-foot live vegetation wall along the frontage.
? A new six-foot metal gate at the vehicle entrance, replacing the chain link fence removed above, finished with two coats of anticorrosive waterproof black paint over shop primer.
? Evergreen shrub plantings within the landscaped area behind the sidewalk setback, per Sheet L-101.
? As a voluntary improvement, resurfacing of the existing public sidewalk along the site frontage.
The existing on-site asphalt parking area is not being repaved, regraded, or expanded. No change is proposed to the configuration of street-facing openings, or to the height, footprint, or orientation of the existing structure.
