Highly Hazardous -- *** Unit 3-3320*** I want to be clear that my Community Manager, Alexis DuBose, has been mostly communicative and responsive throughout this process, and I have no complaint about her personally. This escalation reflects the severity and duration of the issue itself, which has now exceeded what can reasonably be addressed at the property level alone.
The issue in brief: I have had an active water leak in my unit for the majority of my tenancy, which is two months. Despite multiple contractor visits, an engineering assessment, and a full remediation on June 9-10 that required me to vacate my unit for 24 hours, the leak returned within 24 hours of remediation being completed and remains unresolved as of today. As of June 25, 2026, there is active pooling and leaking water in my unit with no confirmed source identified and no repair timeline provided.
Below is a summary timeline for reference:
- April 28, 2026: Move-in date
- April 30, 2026: Water leak first reported
- May 1-12, 2026: Dehumidifier placed in unit, running continuously and adding to my electricity costs
- May 6–12: Initial contractor assessments; leak worsening with walls wet to the touch and bubbling
- June 4: Mailbox key received — over five weeks post move-in
- June 9–10: I vacated my unit for 24 hours to accommodate remediation work
- June 11: Leak returned almost immediately post-remediation
- June 12–18: Ongoing contractor visits with no confirmed source or fix timeline; active pooling water in my unit; ceiling hole; latest contractor confirmed with a thermal camera water pooling in unit above (a thermal camera was not previously used in any contractor assessment); contractor confirmed this leak has happened three times prior and the complex has failed to properly fix it
- June 19: Office closed; no repair scheduled
- June 20-25: No response from management despite repeated follow ups; ceiling hole remains; active leaking from ceiling
I have documented this entire situation thoroughly through email correspondence with the property team, including photographs of the water damage at multiple stages, as you can see in the forwarded email chain below.
I am formally requesting an emergency inspection of the active, unresolved water leak in my unit.
I have been patient, cooperative, and communicative throughout this process. I have accommodated repeated contractor visits, vacated my unit overnight, and continued to pay full rent despite not being able to fully use and enjoy my home. I am hopeful that this can be resolved without further escalation, and I did escalate this to the appropriate corporate channel at Equity Residential (owners of The Penman).
