Project Narrative: St. John’s Episcopal (SJE) – New School Building - Utility Application
St. John’s Episcopal (SJE) proposes the development of its existing campus, having a master address of 240 S. Plant Ave., Tampa, FL 33606, in conformance with the approved rezoning plan REZ-25-0000029. As discussed with Steve Moraga on July 14, 2026, SJE proposes to construct and occupy the overall project in multiple staggered steps. Because of this and based on the locations of the various buildings in proximity to City water services, four (4) separate Utility Applications are being made. We previously coordinated with Mike Zewicke regarding addresses to be used for the various buildings and applications. These are as follows: Proposed Parking Garage – 245 S. Parker Street, Existing Gymnasium – 250 W. Cardy Street, New School Building – 240 S. Plant Avenue, Playfield/Pavilion – 240 S. Plant Avenue.
This Utility Application includes the following:
• Connection to the City’s 12” DIP water main located within W. Platt Street, branching to provide fire service and domestic water connections to the building
• Installation of a new FHA in proximity to the FDC
• Connections to the rerouted sanitary sewer system in the alley, which connects to the City’s trunk line in S. Parker Street
In addition to serving as the longtime home for SJE school, the overall project site had previous uses which have since been removed. These homes and/or businesses may have had the following addresses: 240 and 258 S. Plant Avenue, 205, 207, 209 and 211 W. Platt Street. If credits against impact, connection or other fees were not previously taken for meters that were removed from these addresses, SJE would like to obtain such credits at this time. The survey attached to this application identifies some of the available meter information. If further information is needed on this matter, we can pursue upon request from the City.

• Reuse of the one of existing domestic water meters located along S. Plant Avenue with any required adjustments to meter size and with a new service line extending to the proposed building
• Creation of a new service connection from the building to the newly extended sanitary sewer system in the alley, which connects to the City’s trunk line in S. Parker Street
• Reuse of one of the existing reclaimed water meters located along S. Plant Avenue, with any required adjustments to meter size and with a new service line connecting to the onsite irrigation system
In addition to serving as the longtime home for SJE school, the overall project site had previous uses which have since been removed.
