The proposed development is a six-story mass timber mixed-use building located at the prominent corner of Martin Luther King Jr. Drive SW and Broad Street SW within the Downtown Special Public Interest District (SPI-1, Subarea
6). The project has been designed to reinforce the urban character of Downtown Atlanta while supporting the City's goals for pedestrian-oriented development, economic investment, and sustainable urban growth.
The building will contain approximately 47,894 square feet of gross floor area on a footprint of approximately 6,460 square feet. Active retail uses are proposed along the ground floor to strengthen the pedestrian environment and
contribute to the vitality of the surrounding streetscape. A lower level will accommodate additional commercial opportunities with the potential for direct connectivity to the ground-floor commercial space, creating flexibility for
future tenants while maximizing activation of the site. A publicly accessible rooftop terrace will provide an amenity for building occupants and visitors while contributing to the overall vibrancy of the development.
