Highly Hazardous -- ****APT 2308*****- I am requesting an urgent interior inspection of ongoing HVAC and indoor habitability conditions in my apartment.
I took possession of this unit on August 17, 2026. Within approximately three days, I reported that the air-conditioning system was not properly cooling the apartment. The HVAC system subsequently failed multiple times despite repair attempts. Maintenance personnel and HVAC contractors performed service work on the system before management ultimately replaced the air-conditioning unit.
The replacement HVAC unit was connected to portions of the existing system and piping. Shortly after the new unit was placed into operation, it shut down because of the condensate drain safety switch. The HVAC contractor advised that the condensate drain line was blocked, water had backed up, and the line had to be blown out and cleared. During that service, the contractor also explained that buildup or “crust” can accumulate in the line over time.
Most recently, I have experienced a strong chemical irritant-type odor and significant physical irritation when the HVAC system operates,When the system is operating, I have experienced severe burning and cracking of my lips, significant eye and skin irritation, headaches, nasal and respiratory irritation, and difficulty remaining comfortably inside the apartment.
Because these symptoms become concerning when the HVAC is operating, I have stopped operating the system pending inspection and have been ventilating the apartment with outside air. I have also continued to observe fluid or water discharge and accumulation in the patio area associated with the HVAC equipment.
I do not know the source or nature of the odor, airborne irritation, or fluid and do not want to speculate as to the cause. I am concerned that there may be an unresolved condition involving the HVAC installation, condensate drainage, refrigerant system, moisture, ventilation, existing piping or another component of the system that requires professional inspection.
These concerns follow repeated HVAC failures and repair attempts beginning almost immediately after I took possession of the apartment. Management has been provided notice of the HVAC problems and has had maintenance personnel and contractors perform multiple interventions, including replacement of the HVAC equipment and subsequent clearing of the condensate drain line.
I am requesting that Atlanta Code Enforcement inspect the HVAC installation and operating condition, condensate drainage, visible HVAC components and connections, evidence of moisture or leakage, ventilation, and any other observable housing-code conditions that may be contributing to the reported odor and indoor-air condition.

I can provide photographs, videos, maintenance-request documentation, and a chronology of the prior HVAC failures and repairs to the inspector.
