Property Maintenance -- I am writing to formally document and request immediate resolution of an ongoing sanitation issue at our apartment community. I have included both Cobalt Properties management and the appropriate City of Atlanta officials on this correspondence so that all parties are aware of the current conditions and the efforts residents have made to have this matter resolved.
Our trash has not been collected since August 26, 2026, and the situation has now become an unacceptable health and sanitation concern. The dumpster is severely overflowing, trash is accumulating outside of the designated disposal area, and residents are being subjected to persistent odors, insects, and other conditions associated with prolonged waste accumulation.
Residents have repeatedly communicated with property management regarding the missed collections. We have also specifically asked for clarification regarding statements that the dumpster is being “blocked,” as residents want to ensure there is nothing preventing collection. Despite these efforts, we have not received a clear explanation of what is obstructing access or what corrective action is being taken to ensure that trash service resumes.
At this point, this is no longer simply an inconvenience. Residents are paying to live in a property that should be maintained in a safe and sanitary condition, and having residential waste remain uncollected for approximately two weeks is a serious concern.
I am requesting that Cobalt Properties arrange for the accumulated trash to be removed immediately and provide residents with a clear explanation of why collection has repeatedly failed and what steps are being taken to prevent this from continuing.
I have included City of Atlanta officials on this email so that the current conditions are documented and the appropriate department can determine whether an inspection or additional action is warranted.
Please provide a written response regarding the plan and timeline for resolving this issue as soon as possible.
