The 216 South Armenia project was recently permitted under City Site & Building Permit SPR-25-0001188 & BLD-25-0518107 to construct a total building area of 2,888 SF of recreation and business use with a total number of 15 parking stalls to support the building’s operation. The proposed impervious surface area of the site was 9,158 SF that included the building and supporting vehicular use and pedestrian access areas. The revised plan will include the demolition of 5,608 SF of existing impervious area on the 214 South Armenia site and construction of 4,470 SF of vehicular use area and 308 SF of pedestrian access sidewalks. The proposed driveway access to the alleyway on the east side of the parcel will no longer be required given proposed site circulation through the 214 Armenia site.
An existing grand oak tree will be retained on the 214 Armenia site. This tree was evaluated by Dark Moss and recommendations for tree preservation were provided. Please see the Development Arborist Report included under separate cover. Turf block is proposed adjacent to the tree to enable stormwater infiltration and aeriation of the tree’s roots along with reducing the overall impervious surface area impact to the site.
To accommodate the grading changes from the 216 Armenia parcel to the 214 Armenia parcel, the previously designed storm inlet at the north end of the 216 Armenia parking lot will be shifted south, further into the site, and a manhole will be constructed in the inlets place to enable stormwater connection to the proposed pond. The overall impervious surface area coverage over both sites will be reduced from 14,574 SF in the pre-developed condition to 13,990 SF in the post-developed condition after this proposed permit revision.
There is an existing access easement along the northern boundary of the 214 Armenia parcel that is required to be maintained for ingress and egress, thereby preventing the installation of the normally required landscape buffer. A copy of the easement is included in Appendix 1 – Access Easement.
An existing water meter currently serving the 214 Armenia site will need to be removed and the service line abandoned.
A separate plans set is submitted for the design of this revision. The Existing Conditions & Demolition Plan
considers the permitted plans for 216 Armenia as existing; however, the parking lot for the 216 Armenia site has not been constructed yet and therefore is not shown to be demolished in any way.
